Infrared Thermal Imaging Revolutionizes Mold and Moisture Inspections
Home inspections have traditionally been driven by visual inspections, but with the advent of infrared thermal imaging, home inspectors can now see things they otherwise couldn't with the naked human eye. New to the industry, thermal imaging is performed using an infrared camera designed to detect small changes in temperature relative to the spectrum of light in the range of infrared energy.
Infrared thermal imaging allows inspects to distinguish between wet and dry materials and can detect the following building defects:
- Moisture in wall and ceiling cavities
- Pockets of condensation or moisture
- Heat loss from roof systems
- Overheated electrical systems or wiring
- Poor insulation
- Leaking windows or doors
Using such thermal imaging in home inspections allows inspectors to find conditions that would otherwise go unnoticed and serve as an additional method of verifying detects found or suspected by other means.
